Playa del Carmen is the most walkable town on the Riviera Maya. Fifth Avenue — the pedestrian spine that runs parallel to the beach — concentrates the restaurants, shops and nightlife, and the ferry to Cozumel leaves from the middle of town. You can live here without a car, which is not true of most of Quintana Roo.
That walkability is exactly what drives the rental market. Yes. There is no restriction on foreigners owning property in Mexico. Because Playa del Carmen sits on the coast — inside the so-called restricted zone — foreign buyers usually hold title through a bank trust called a fideicomiso, or through a Mexican corporation. Both are standard, long-established routes.

Playa del Carmen is smaller and more walkable, with a stronger European and digital-nomad presence and a rental market concentrated around Fifth Avenue and the beach. If you want walkability and a vacation-rental profile, Playa often fits better; if you want scale and a wider choice of inventory, Cancún does. Can I rent out my condo when I am not using it?
Yes, and short-term rental is common in Playa del Carmen — it is one of the main reasons people buy here. Keep in mind that rental income earned in Mexico is taxable there, so you will need to register with the tax authority (SAT) and, in most cases, work with a local accountant. Some buildings also set their own rules on short-term rentals, so confirm the condo regime before you buy.
How far is Playa del Carmen from Cancún airport?
Playa del Carmen is roughly an hour south of Cancún International Airport along the federal highway, and there is a well-established shuttle and private transfer market on that route. The ferry terminal to Cozumel sits in the middle of town, a short walk from Fifth Avenue.
What are the closing costs when buying in Mexico?
On top of the purchase price you should budget for the acquisition tax, notary fees, registry fees and — if you use one — the setup of the fideicomiso. These are usually quoted together as a percentage of the purchase price and vary by property value and municipality. Ask for a written closing-cost estimate before you sign, and confirm it with your own attorney.
Is it safer to buy pre-construction or a finished unit?
They solve different problems. Pre-construction gets you a lower entry price and the pick of the inventory, but you wait for delivery. A finished unit costs more and you can see exactly what you are buying — which is what our current Playa del Carmen inventory offers. Do I need to travel to Playa del Carmen to buy?
