Mexico residency by buying property: the real threshold in 2026

October 30, 2026·8 min read

Yes, owning property in Mexico can get you temporary residency — but only above a threshold most condo buyers do not reach. Mexican consulates require real estate worth more than 91,710 days of UMA, which in 2026 is $10,758,500 MXN. Below that, the alternative is the economic solvency route, based on savings or income. Here is how both work, with the consular sources linked.

A lot of what is written about this online is out of date. Figures based on 40,000 UMA days or old dollar amounts still circulate on blogs; the 2026 consular requirement sheets we reviewed all use 91,710. Always work from the sheet of the consulate where you will actually apply.

The threshold, calculated

The UMA (Unidad de Medida y Actualización) is the reference unit Mexico uses for fees, fines and thresholds. INEGI set it at $117.31 pesos per day for 2026, effective February 1. The math is simple:

RequirementProperty worth more than 91,710 UMA days
UMA 2026 (daily)$117.31 MXN
Threshold in pesos$10,758,500 MXN
Consulate in Montreal lists$10,758,500 MXN
In dollarsDepends on the exchange rate on the day you apply

What the consulate asks for

You do not apply in Mexico. The temporary resident visa is requested at a Mexican consulate abroad, usually the one that covers where you live. The San Diego consulate's 2026 list for the property route is typical:

  1. Completed visa application form.
  2. Valid passport, plus copies of the data page and pages with visas or stamps.
  3. Proof of legal status in the country where you apply.
  4. A recent passport-size photo.
  5. The original public deed, granted before a notary within the six months before your application, showing that you hold real estate worth more than 91,710 UMA days.
  6. A non-refundable processing fee of US$56, cash only.

The consulate can take one to ten business days to decide, and a visa lets you present yourself at a port of entry; it does not guarantee entry. Once in Mexico, you have 30 days to exchange the visa for your residence card at the National Migration Institute (INM). The Barcelona consulate describes the result as a stay of more than 180 days and up to four years, and states that this visa does not authorize paid work in Mexico.

Three details that trip buyers up

The six-month deed window

San Diego asks for a deed granted within the six months before you apply. If you bought years ago, ask your consulate how it treats an older deed before you book an appointment.

Pre-construction means waiting for the deed

In a pre-construction purchase you sign a purchase agreement first and the deed at delivery. Until the deed exists, the property route is not available — plan the application for after closing.

The fideicomiso question

The requirement speaks of a deed showing you hold the property. In the coastal restricted zone, which includes Cancún, foreigners normally hold residential property through a bank trust. None of the consular pages we reviewed say how a trust deed is treated, so confirm it in writing with your consulate before relying on it.

If the trust structure is new to you, our guide on buying property in Mexico as a foreigner explains the restricted zone, the fideicomiso and what the notary does.

The route most condo buyers actually use

Because the property threshold is high, buyers whose property falls below it can apply through economic solvency instead — the same temporary resident visa, proven with savings or income rather than real estate. Each consulate publishes its own figures in local currency:

RouteSan Diego (USD)Montreal (CAD)
Savings or investmentsAverage monthly balance of $68,241 over the last 12 monthsAverage monthly balance above $108,856 over the last 12 months
Income (employment or pension)$4,049 per month over the last 6 monthsAbove $6,460 per month, net of tax, over the last 6 months
Real estate in MexicoMore than 91,710 UMA days ($10,758,500 MXN)$10,758,500 MXN

The honest takeaway from current list prices: in Cancún, the property route is realistic mainly at the top of the market, such as marina towers — browse condos for sale in Puerto Cancún. For most condos for sale in Cancún, buy for how you want to use the property, and plan residency through the solvency route.

Residency is not tax residency

A residence card is an immigration status. Whether Mexico treats you as a tax resident is a separate question decided by tax law, and it changes how rental income and a future sale are taxed. Read how rental income is taxed for foreign owners and capital gains tax when selling as a foreigner, and talk to a Mexican accountant before you change your status.

Checklist before you apply

  1. Pick your consulate and download its current requirement sheet; figures and documents vary.
  2. Recalculate the threshold with the UMA in force on the day you apply.
  3. Check the deed date against the consulate's window (six months in San Diego).
  4. Ask about the fideicomiso in writing if your property is held in a bank trust.
  5. Compare with the solvency route; it may be simpler even if your property qualifies.
  6. Book your INM appointment so you can exchange the visa within 30 days of entering Mexico.

Frequently asked questions

Can I get residency in Mexico by buying property?

Yes. Mexican consulates list a temporary resident visa for foreigners who own real estate in Mexico worth more than 91,710 days of UMA, Mexico’s official unit of measure. With the 2026 UMA of $117.31 pesos, that is $10,758,500 MXN. You apply at a Mexican consulate outside Mexico with a recent notarized deed, then exchange the visa for a residence card in Mexico within 30 days of entering.

How much property do I need to buy to get residency in Mexico?

More than 91,710 UMA days, which works out to $10,758,500 MXN in 2026. The Mexican consulate in Montreal lists the same figure in pesos. The amount moves every year with the UMA, and the dollar equivalent moves with the exchange rate, so recalculate it when you apply.

Does a fideicomiso (bank trust) count for the residency visa?

The consular requirement asks for a public deed showing the foreigner is the holder of real estate above the threshold. In Cancún and the rest of the coastal restricted zone, foreign buyers normally hold residential property through a fideicomiso, and none of the consular pages we reviewed say how a trust deed is treated. Ask the consulate where you will apply, in writing, before you count on this route.

What if my condo is worth less than the threshold?

Then you can apply through the economic solvency route instead, which is based on savings or income rather than property. The Mexican consulate in San Diego lists an average monthly balance of US$68,241 over the last 12 months, or monthly income of US$4,049 over the last six months, for 2026. Other consulates set their own figures in local currency.

How long does temporary residency last, and can I work?

Temporary residency allows stays of more than 180 days and up to four years, according to the Mexican consulate in Barcelona. The same page states that the property-based visa does not authorize paid work in Mexico. Working requires a different permission.

Can I buy pre-construction and use it for residency?

Not until you have the deed. The San Diego consulate asks for a public deed granted within the six months before your application. In a pre-construction purchase the deed is normally signed at delivery, so plan your application for after closing, not after signing the purchase agreement.
